An 18-unit residential and mixed-use development on a zero-setback urban infill lot, built through close BIM coordination with Haley Ward's engineering team.
Flow Design was commissioned to design the full removal and redevelopment of this zero-setback lot. Our architectural team connected with Haley Ward in a meaningful way. The project includes 18 residential units and 2 commercial spaces across 5 stories and 25,000 sf of space.
Careful coordination and management of BIM models across both offices allowed for maximum efficiency and reduced change orders.
The site contains a right of way which had to be preserved and maintained. Since the entire engineering team was within the same office, there was maximum clarity and consistency.
Brian Milisci was the Civil Engineer in charge of capping and coordinating site-related demolition activities.
The plan review and approval process took place with ease, and any minor modifications were clearly understood and addressed.
The project's difficulties and complexities were successfully mediated through communication and dedication.
This project is currently under construction. It is a clear example of collaboration with city officials, the client, and the design team, and it became a precedent for what is to be expected when working with Flow and Haley Ward.
We have subsequently completed design services for public and private clients following this project.
